Pet rabbit...outdoor hutch at an apartment?

I have grown up with pet rabbits and my most recent one died last week :-(. I already miss having a pet to take care of but i'm going back to school soon. I live in a university owned apartment that only allows us to have fish for pets - but I think i found a way...My apartment has a deck/balcony off of the living area so I think I could build a small rabbit hutch and keep it outside. I have never kept a rabbit outside - do you think it would be ok? I would let it run around inside and play with it often - I just don't want it smelling up the apartment because I have a roommate (2 bedroom apartment). What do you think?
